Detailing of the BIM model
Information model LOD 500 (Level of detailed) has a level of detailed which allows working out the operational model of the building in detail.
Thus the quality of service and operation goes to a new level. Thanks to automation and competent study of the elements, it becomes possible to detect and correct faults on time.
LOD 100 – detailing, which includes forming elements; it forms a conceptual representation of the model.
LOD 200 – detailing, which has an understanding of the building’s shape and size, building’s approximate placement; it forms a pre-design solution.
LOD 300 – stage “Design documentation” describes the detailing at the level of belonging to the particular system; size and shape already have exact values.
LOD 400 – stage ‘Working documentation” has a level of display of clear links, exact placement and spatial orientation.
LOD 500 – operating level which shows all of the above parameters, but with specific actual rates of the size, orientation, etc.
Single operational system for object monitoring is the best solution when creating a BIM model. It provides monitoring of the terms for the equipment’s operation, notification of the need to replace the structure parts. If a BIM building model was created during the design creation stage, the maintenance service will have all the information about the building. All changes made during construction will be showed in this model. It itself will report on the need to replace the unit or equipment.
Analysis of the life cycle of the structure shows that the design development takes only about 5% of all investments. However, clashes made during design phases can incur to high costs. When clashes go unidentified in the design phase, Architectural, Engineering and Construction projects have substantial losses in terms of cost, time and resources.
